🏠 Main Types of Deeds / Titles in Trinidad & Tobago

1. Deed of Conveyance

Most common deed

  • Transfers ownership of land from seller to buyer

  • Used mainly for old law (Common Law) land

  • Prepared and registered at the Deeds Registry

  • Includes property description, parties, and consideration (price)

👉 This is what most people mean when they say “I have a deed.”


2. Deed of Assent

  • Used when property is transferred from a deceased person’s estate

  • Executor or administrator assents the property to a beneficiary

  • Common in inheritance cases

👉 Typical wording: “Assent by Executor”


3. Deed of Gift

  • Transfers property without payment

  • Common between family members (parents → children, spouses)

  • Still requires registration and stamp duty (sometimes reduced)


4. Deed of Mortgage

  • Secures a loan using the property as collateral

  • Registered against the property title

  • Must be discharged when the loan is paid off


5. Deed of Lease

  • Grants possession of land/property for a fixed term
    (e.g. 30, 99, or 199 years)

  • Common for:

    • State lands

    • Commercial developments

    • Long-term residential leases


6. Deed of Release / Discharge

  • Removes a registered interest (usually a mortgage)

  • Confirms the debt or obligation has been satisfied


7. Deed of Partition

  • Divides jointly owned land among co-owners

  • Often used in family land situations


8. Deed of Rectification

  • Corrects errors in a previously registered deed
    (names, boundaries, spelling, measurements)
